(1.77 acres) Existing Site Development The subject properties are developed with a multi-tenant commercial building, two eating establishments on separate stand-alone pad buildings, and one convenience store (7- Eleven). Use Permissions Allowed with a conditional use permit (CUP) Uses Section 41-199.4 (Noxious Uses); and Section 41-412 (Uses Permitted) of the SAMCZoning Code Sections Affected Development Standards Sections 41-413 through 41-418; Section 41- 374; Section 41-632 and 41-638 of the SAMC The proposed 7-Eleven convenience store will be located on the legal lot addressed as 2745 W. McFadden Street, and will include a 3,096-square-foot canopy that will cover four fuel stations (total of eight fuel pumps). The building will feature a contemporary architectural design incorporating wood panels, stucco, and corrugated metal to create visual interest and enhance the overall aesthetic. The proposed service station canopy will stand at a total height of 17 feet, six-inches. Additionally, the existing driveway along Fairview Street will be relocated to improve traffic movements and safety of pedestrians, cyclists, and motorists. Moreover, the project includes revitalizing the existing landscaping and introducing a new landscaped area near the proposed 7-Eleven building, further enhancing the site's appearance. The proposed multi-tenant, 3,200-square-foot commercial building will be located on the legal lot addressed as 1001 S. Fairview Street, at the northwest corner of the site. The proposed commercial building will feature a modern design with a large glass storefront, a landscaped wall-mounted trellis, fiber cement “wood” panels, metal canopies, and neutral- colored cement plaster. The site plan enhancements include a new seven-foot-wide landscaped setback along Fairview Street, which will incorporate three new 24-inch box trees and ground cover. A total of five new-landscaped islands will be added to the parking lot, along with a new stamped concrete driveway approach on Fairview Street. A new trash enclosure will also be installed at the rear (east) side of the existing commercial building. Furthermore, as part of the project, the existing 11,043-square-foot commercial building will undergo a major façade remodel to complement the new construction investments proposed. The updated façade will feature the same neutral color palette and similar materials, ensuring a cohesive aesthetic across the site. Lastly, the legal lot will provide 89 parking spaces of the 106 total spaces provided on both sites.
