Fairview Street (APN: 109-040-41): 77,190 sq. ft. <br />(1.77 acres) <br />Existing Site Development <br />The subject properties are developed with a multi-tenant <br />commercial building, two eating establishments on separate <br />stand-alone pad buildings, and one convenience store (7- <br />Eleven). <br />Use Permissions Allowed with a conditional use permit (CUP) <br />Uses Section 41-199.4 (Noxious Uses); and Section <br />41-412 (Uses Permitted) of the SAMCZoning Code Sections Affected Development <br />Standards <br />Sections 41-413 through 41-418; Section 41- <br />374; Section 41-632 and 41-638 of the SAMC <br />The proposed 7-Eleven convenience store will be located on the legal lot addressed as 2745 <br />W. McFadden Street, and will include a 3,096-square-foot canopy that will cover four fuel <br />stations (total of eight fuel pumps). The building will feature a contemporary architectural <br />design incorporating wood panels, stucco, and corrugated metal to create visual interest <br />and enhance the overall aesthetic. The proposed service station canopy will stand at a total <br />height of 17 feet, six-inches. Additionally, the existing driveway along Fairview Street will be <br />relocated to improve traffic movements and safety of pedestrians, cyclists, and motorists. <br />Moreover, the project includes revitalizing the existing landscaping and introducing a new <br />landscaped area near the proposed 7-Eleven building, further enhancing the site's <br />appearance. <br />The proposed multi-tenant, 3,200-square-foot commercial building will be located on the <br />legal lot addressed as 1001 S. Fairview Street, at the northwest corner of the site. The <br />proposed commercial building will feature a modern design with a large glass storefront, a <br />landscaped wall-mounted trellis, fiber cement “wood” panels, metal canopies, and neutral- <br />colored cement plaster. The site plan enhancements include a new seven-foot-wide <br />landscaped setback along Fairview Street, which will incorporate three new 24-inch box <br />trees and ground cover. A total of five new-landscaped islands will be added to the parking <br />lot, along with a new stamped concrete driveway approach on Fairview Street. A new trash <br />enclosure will also be installed at the rear (east) side of the existing commercial building. <br />Furthermore, as part of the project, the existing 11,043-square-foot commercial building will <br />undergo a major façade remodel to complement the new construction investments <br />proposed. The updated façade will feature the same neutral color palette and similar <br />materials, ensuring a cohesive aesthetic across the site. Lastly, the legal lot will provide 89 <br />parking spaces of the 106 total spaces provided on both sites. <br />In order to accommodate the proposed new construction and site improvements on both <br />lots, the applicant is requesting approval for reduction in the minimum 15-foot front <br />
