Fairview Street) <br />March 10, 2025 <br />Page 4 <br />4 <br />8 <br />3 <br />7 <br />landscape setback requirement to allow seven-foot, eight-foot, and twelve-foot setbacks <br />along Fairview Street and a seven-foot setback along McFadden Avenue. Additionally, <br />Variance No. 2025-01 includes the reduction in the required five-foot landscaped setback <br />abutting residential uses to the existing conditions of zero feet. The site currently has a front- <br />yard landscape setback of four feet along Fairview Street and 14 feet along McFadden <br />Avenue. These landscape areas along Fairview Street will be enhanced with high quality <br />landscaping featuring a variety of colorful flowering shrubs, soft foliage, accent shrubs and <br />evergreen shrubs, including but not limited to Foxtail Agave, Red Yucca, Rosemary, <br />California Gray Rush, and New Gold Lantana. Additionally, various shade trees and <br />flowering accent trees will be planted, including, but not limited to, Carrot Wood Trees, Texas <br />Ebony, and Weeping Bottle Brush. <br />Pursuant to Section 41-1357 of the SAMC, service stations require a minimum of two <br />parking spaces plus one parking space per each 200 square feet of retail/convenience store <br />floor area. Additionally, 50 percent of fuel pumps can be counted toward not more than one- <br />half of the parking spaces required for the retail/convenience store. The proposed service <br />station contains eight fuel pumps, and four can be counted toward the 15 required parking <br />spaces for the retail/convenience store, providing a total of 19 parking spaces. <br />Table 1 below provides a description of the project site and surrounding properties and Table <br />2 below provides a detailed comparison of the project’s compliance with the applicable land <br />use and development standards. <br />Table 2: Development Standards and Project Compliance <br />Development Standards Requirement by the C4 Zoning <br />District Provided by Project <br />2745 W.
