Pursuant to Santa Ana Municipal Code Section 30-6, no exterior physical <br />modifications, other than those identified by the Historic Resources <br />Commission for administrative approval by city staff, shall be permitted with <br />respect to a historic structure until the Historic Resources Commission <br />approves such request at a duly noticed public hearing and issues a <br />certificate of appropriateness. The Historic Resources Commission shall <br />issue the certificate of appropriateness upon finding that the proposed <br />modification(s) does not substantially change the character and integrity of <br />the historic property. <br />F. The project scope includes the remodel of the single-family residence to <br />include demolition of partition walls and floor plan reconfiguration for <br />kitchen, dining room, family room, primary bedroom and laundry room. <br />Exterior work includes removal of existing vinyl sliding window for a new <br />steel casement tripartite window along the primary elevation, removal of a <br />horizontal sliding door for two new metal windows and a like-for-like <br />replacement of two existing wood horizontal windows along the north <br />elevation, removal of a wood horizontal window and swing doors for two <br />metal casement windows along the south elevation, and removal one <br />existing vinyl-sash window and two paired 15-light wood-sash windows <br />along the west elevation to accommodate installation of a new window and <br />a metal sliding door. The work would also include new brick within the porch <br />area to level the existing brick floor, the removal of an existing window along <br />the north elevation of the detached garage, and legalizing previously <br />unpermitted changes to the detached garage, including remo val of sliding <br />door along north and west elevation. <br />Staff notes that along the north elevation, the property owner originally <br />proposed to replace two existing horizontal wood windows and replace <br />them with new metal casement windows. However, after further discussion <br />with the Planning Division staff the property owners will instead replace <br />these windows with like-for-like wood windows, given the windows <br />deteriorating conditions. Planning staff has placed a condition of approval <br />requiring that the two subject windows remain as wood, and that they are <br />replaced to the satisfaction of the Planning and Building Agency (PBA). <br />Exterior work on the residence is described in more detail below. Alterations <br />to the primary east façade would include: <br />• Restoration of focal window by removing non-historic existing vinyl- <br />sash window (Window E1 on Page A05 of Exhibit 4, Architectural <br />Plans) and replacement with a tripartite steel casement window <br />modeled (Window N1 on Page A08 and A09) on the historic window <br />recently replaced at the same location; <br />• Replacement of existing glazed front door (Door F1) with a new <br />wood-panel door (Door P1) within the same doorway; <br />  <br />    <br />
