FREE RECORDING PURSUANT TO
GOVERNMENT CODE § 27383
Resolution No. 2024-XX

window, removing non-conforming doors and windows
entirely replacing them with new features complementary of
the residence’s and garage’s historic appearance. The
maintenance of the property’s historic character would also be
served by limiting more pronounced alterations to historic
features to the secondary and rear façades.

iii. The project complies with Standard No. 3. The proposed
changes will not create a false sense of historical
development. New features proposed for addition to the
residence and garage would consist primarily of doors and
windows. To restore the east-façade steel casement window,
the project architect examined recent imagery predating the
replacement of the original window at that location to identify
the original materials, dimensions, operation, and glazing
pattern for the proposed window. Similarly, the metal window
proposed for the north-elevation bathroom location matches
the materials, glazing pattern, and trim of the existing
historical window, but would be of a slightly reduced size. The
other proposed window and door designs are also based on
historic precedent, including general consistency with the
materials and glazing patterns found on the subject property
and, more broadly, with the varied window styles typical of
Ranch-style homes. The proposed windows and glazed
sliding doors would possess conservative, unembellished
designs and metal fabrication that make them compatible with
the historic character of the property, without introducing any
conspicuous detailing. Thus, these new elements would to
avoid the appearance of conjectural alterations and would not
present a false sense of historical development.

A similar approach was taken with the proposed garage door,
which is understated enough to avoid a conjectural
appearance but omits the period-inappropriate glazing of the
existing garage door.

Overall, the project avoids the addition of conjectural
elements by modeling replacement features on documented
features of the building or conservatively modeling new
features on the standards of the Ranch style and general
characteristics of the property. Standard 3 is therefore
satisfied.

iv. The project generally conforms to Standard No. 9. Although
the project does not propose any new additions or related new
construction, as discussed above, it proposes several exterior
