EXHIBIT 2 <br /> MMT <br /> � BERN.�+�►r <br /> 15. Includes design of new enclosed space around new East and South stairs. <br /> 16. Design of new concrete ramp,stairs and railings. <br /> 17. Design of phased demolition of the Plaza of the fountains. <br /> 18. Evaluate existing Law Library exits and egress paths to determine whether existing stairs can be <br /> temporarily abandoned during construction. If feasible, no interim exit will be designed. If not <br /> feasible, interim law library modifications will be an add service. <br /> 19. Design necessary restoration work and address building scarring caused by demolition activities. <br /> 20. Includes design of new railings: <br /> a. at the Plaza of the Flags where the bridge is to be removed. <br /> b. along the upper-level walkway from the Federal building. <br /> 21. Provide restoration repairs at the east and south elevations of the Law Library where impacted. <br /> 22. Design of new retaining walls to support the existing parking structure walls as indicated on the <br /> Schematic Design package. <br /> 23. Provide options to replace or restore existing striping in areas affected by the demolition. <br /> 24. Include lighting design for safety and wayfinding. <br /> 25. Include civil engineering to capture and manage stormwater following plaza and landscape demolition. <br /> 26. Develop a site signage plan within the limit of work and additional signs very near the limit of work if they are the <br /> same or simple variations. <br /> 27. Prepare preconstruction cost estimate at each design steps(DD and CD set of documents).And includes <br /> a comprehensive project schedule aligned with design and permitting milestones. <br /> 28. Coordinate the development of bidding documents with the City. <br /> 29. Facilitate a public bidding process per applicable procurement regulations. <br /> 30. Lead a bid leveling process to ensure all subcontractor bids are compared based on identical <br /> scope and evaluation criteria. <br /> 31. Package and submit the Guaranteed Maximum Price (GMP) for review and approval. <br /> 32. Prepare and deliver presentations to City Council for project review and approval. <br /> 33. Consultant will submit CECA documentation for certification or approval and pay fees up to$4,400 that will be <br /> reimbursed with markup by the City. (Fees not included in Estimate). <br /> Pre-Construction Services- Exclusions <br /> 1. Estimate excludes Owner Contingency. <br /> 2. Exclusions per Group 4 ASR 16 dated 2/23/2026. <br /> 3. Any Design and Preconstruction services and associated costs beyond January 2027 as shown on Work Plan. <br /> 4. The scope does not include any interior modifications to the Law Library. While such modifications may <br /> support continued operations during stair removal and replacement,they are not part of this scope. <br /> 5. The scope excludes assessment of Central Plant capacity or any other evaluations beyond the defined <br /> project limits. <br /> 6. SWPPP Plans preparation is not included.ASRs are under one acre and exempt. <br /> 7. Any work beyond the defined project limits is excluded from this scope. <br /> 8. Changes to Limit of Work. <br /> 9. Design and engineering of any permanent paving or parking lot construction is excluded. <br /> 10. The preparation of construction documents for vertical construction (new buildings or major additions) is <br /> not part of this scope. <br />
