E I P I D 50LUTIONS,INC <br /> WHERE EXPERIENCE AND PASSION MEET <br /> hotel rooms, 200 senior care units, and 13 acres of open space.The objective of the project is to create a <br /> unique community focal point and a smart, sustainable, walkable model for future growth. Phased <br /> development is anticipated to occur over a 10-year period,from 2026 to 2036. <br /> The Related Bristol Specific Plan required a rigorous environmental analysis and review process to <br /> meet CEQA and City requirements. EPD Solutions developed a Supplemental Program EIR that built upon <br /> the existing Santa Ana General Plan Update,certified in 2022. In peer reviewing the technical studies, our <br /> focus was on ensuring that the analyses were thorough, based on sound science, and met or exceeded <br /> regulatory and industry standards. Following a public scoping meeting with 70-100 participants, EPD <br /> worked hand-in-hand with City staff and the applicant team, ensuring all environmental issues were <br /> effectively addressed. With the goal of circulating the public review Draft EIR within six months of project <br /> initiation, EPD worked seamlessly with the applicant's technical subconsultants to deliver work products <br /> on an expedited timeline while maintaining the project budget. <br /> EPD assisted the City in filing a consistency determination requesting the Airport Land Use Commission to <br /> review the project for consistency with the Airport Environs Land Use Plan and in preparing a Federal <br /> Aviation Administration application for the project EPD also managed the preparation of a Project Market <br /> Assessment, Development Feasibility Analysis, and Community Benefits Analysis and worked closely with <br /> the City staff and the applicant team under the direction of the City attorney, to develop the CEQA <br /> approach and circulate the public review Draft EIR within 6 months of project initiation, which kept this <br /> project on schedule and within budget. <br /> tp <br /> live <br /> I% 5ns <br /> Ilk <br /> Despite a large volume of public comment letters received on the day of the City Council hearing, EPD <br /> Solutions managed to address each response thoroughly and efficiently.
