SCOPE OF SERVICES <br />and trust account establishment for collected rents <br />and deposits. Our team coordinates access for <br />inspections, oversees hazardous materials testing <br />and abatement, and manages demolition activities <br />including removal of underground storage tanks <br />and compliance with environmental regulations. <br />Monument ensures all properties are <br />professionally managed and transitioned in full <br />compliance with local, state, and federal <br />requirements. <br />Property Management fees (up to six months) <br />include, per parcel: <br />• Fees up to six months of property <br />management service, including <br />coordination of rent collection and <br />coordination with the City. All rent <br />payments to be payable directly to City. <br />• One board up service. <br />• One weed abatement service. <br />• One graffiti cleanup service. <br />• One trash removal/property cleanup <br />service (excludes hazardous materials). <br />• Security service to consist of one unarmed <br />guard performing one daily physical patrol <br />and inspection. <br />• Bi-monthly pest control services. <br />• Landscaping services. <br />• One-time set up and removal of security <br />fencing, if needed. The fee assumes 100 <br />linear feet of fencing for a six-month period. <br />• One-time locksmith/rekeying service. <br />• Security Measures: Fee includes the option <br />of one security measure (security, fencing, <br />or board -up) per parcel. <br />Deliverables: <br />• Property management for up to 4 <br />Properties <br />Assumptions: <br />All direct costs associated with the <br />subconsultant property management <br />services are not included in the subject <br />fees and are to be paid via the trust <br />account or directly by the City. <br />The scope and fees of property <br />management do not include the initiation or <br />management of trust accounts. <br />CITY OF SANTA ANA 1111LIA <br />SANTA ANA BOULEVARD GRADE SEPARATION 0 IN <br />MARK TMGMAS <br />• Fees for Property Management are <br />estimated based on available information. <br />Additional property Management may be <br />required. <br />9.7 Business Goodwill Appraisals <br />Monument's business goodwill appraiser will <br />perform the necessary research, investigation, and <br />analysis to provide written appraisal reports in <br />compliance with the standards of the Uniform <br />Standards of Professional Appraisal Practice <br />(USPAP) as it pertains to business valuations. <br />Goodwill work will encompass steps including, but <br />not limited to, the following: <br />• Communicate with the City and/or <br />representatives to ascertain the scope of <br />the assignment and provide responsive <br />proposals for each task order. <br />• Communicate with the subject business <br />and/or representatives to commence the <br />data gathering process. <br />• Review and analyze the financial <br />statements of the subject business, <br />including internal income statements and <br />balance sheets as well as tax returns. <br />• Interview the owners and/or managers of <br />the subject business, and/or review <br />deposition transcripts. Such <br />interviews/depositions are intended to <br />provide the appraiser with a thorough <br />understanding of the business's products, <br />operations, management, employees, <br />marketing, competition, and industry, as <br />well as an understanding of recent financial <br />trends and outlook. <br />• Conduct site and area inspections of both <br />the subject location and the business <br />relocation site, if applicable. <br />• Review leases and other contracts <br />pertinent to the business operations. <br />• Coordinate with other professionals, such <br />as fixtures and equipment appraisers, real <br />estate appraisers, and relocation <br />consultants, to avoid duplication of <br />compensation. <br />• Research the business industry, economic <br />factors affecting the business, and the <br />marketplace for sales of businesses similar <br />to the subject. <br />
