SCOPE OF SERVICES • Investigate the impacts of the taking and/or relocation, if applicable, on the business's revenues and profits in the "after" condition, taking into consideration potential betterment. • Implement valuation methods, such as the Income Approach (i.e., Discounted Cash Flow Method, Capitalization of Cash Flow Method) and Market Approach (i.e., Discretionary Cash Flow Multiplier Method, EBITDA Multiplier Method), to determine the value of the business' goodwill in both the before condition and in the after condition. • Prepare a valuation report in compliance with USPAP. • Attend any required meetings or conferences with the client to address appraisal -related questions. Deliverables: • Up to 2 Billboard Goodwill Appraisals • Up to 3 Business Goodwill Appraisals Task Deliverables: • R/W Requirements Map • Legal Descriptions & Plats • Appraisal Maps & Appraisals • Acquisition Documents Task 10 Utility Coordination This task continues utility coordination through the final design, includes coordination of utility relocation design and schedule, and supporting the agreements. 10.1 Ongoing Utility Coordination 10.2 Utility Notifications & Conflicts 10.3 Utility Agreement Support Task Deliverables: • Meeting Agendas, Minutes & Exhibits • Utility Notifications B&C, Response Log • Conflict Matrix • Utility Agreement Supporting Documentation CITY OF SANTA ANA SANTA ANA BOULEVARD GRADE SEPARATION MARK THOMAS Task 11 Traffic Management Plan Fehr & Peers will prepare a Traffic Management Plan (TMP) to provide continuous traffic circulation and access, with space for safe and efficient construction. The TMP will be coordinated with project stakeholders to include but not be limited to: 1. Orange County Transportation Authority (OCTA) 2. Southern California Regional Rail Authority (SCRRA) 3. California Public Utilities Commission (CPUC) 4. California Department of Transportation (Caltrans) 5. Businesses 6. Local neighborhood associations, and 7. Other public or private agencies/utilities or parties. The development of the staged construction and traffic detours, closures or alterations to traffic patterns will be included. The plan will detail the use of temporary traffic control devices, such as cones, drums, barricades, and signs, all of which will comply with the California MUTCD. Any temporary roadway will be engineered to the same design standards as new construction, including alignment, pavement, markings, and pedestrianlbicycle facilities. The TMP shall be developed according to Caltrans TMP Guidelines. TMP strategies include: 1. Project Description 2. Public Information 3. Motorist Information 4. Incident Management 5.
