The Consultant shall identify in detail any loss of on-site parking <br /> for each parcel affected by the PROJECT. The Consultant shall submit the <br /> right-of-way map to the City and participating agencies for review and <br /> approval. Final maps shall be delivered on mylar and electronically as both <br /> .PDF and .DGN files. All electronic files related to the right-of-way maps shall <br /> become property of the City. <br /> <br /> Following approval of the right-of-way map, the Consultant shall prepare a <br /> cost estimate for acquiring right-of-way. The Consultant shall provide <br /> sufficient information to the City to facilitate the preparation of cost estimates <br /> for land acquisition, structure demolition, relocation, administration and other <br /> miscellaneous costs. The Consultant shall identify the public improvements <br /> cost per parcel for the purpose of right-of-way dedication in exchange for <br /> public improvements for all partial takes. The Consultant shall utilize a <br /> California licensed land surveyor to prepare legal descriptions and exhibits for <br /> all partial and full takes as well as a plan for the reuse of remnant parcels of <br /> the partial takes. <br /> <br /> Deliverables -Right-of Way survey. <br /> <br /> ~ . Cost Estimates <br /> <br /> The Consultant shall prepare a cost estimate for final design, shoofly, <br /> permitting, right-of-way acquisition, TMP, construction, utilities relocation, and <br /> potential mitigation measures. The construction estimate shall include details <br /> of estimated quantities and unit costs for major items of work based on <br /> current prices. The Consultant shall verify current prices with manufacturers, <br /> material suppliers and contractors. The cost estimates shall be prepared for <br /> each alternative and submitted at each milestone along with the conceptual <br /> engineering plans. <br /> <br /> Deliverables -Cost Estimates. <br /> <br /> N. Environmental Evaluation <br /> <br /> The Consultant shall prepare the environmental evaluation documents for the <br /> PROJECT in accordance with CEQA and NEPA guidelines. The procedures <br /> shall include the City of Santa Ana adopted environmental rules for the <br /> implementation of CEQA and NEPA. The Consultant shall prepare the <br /> Preliminary Environmental Analysis Report SPEAR} in accordance to Caltrans <br /> PEAR Handbook to comply with the requirement of the PSRE. <br /> <br /> <br /> <br /> <br /> 12 <br />
