�L1701 11PY{H,Yi J-J �. <br />9, Paragon's Project Manager, Richard Adler, will coordinate and manage the acquisition process with the <br />City, legal counsel, property owners, and tenants along with the title company, engineers, relocation agents <br />and appraisers as necessary to insure effective crass - discipline communications. <br />10. Paragon's Project Manager will promptly transmit all executed documents (acquisition agreements, <br />executed deeds, rental statements, statements of information, and the like) to the City for acceptance and <br />processing. Paragon will obtain reconveyance and subordination agreements as necessary. <br />11. The acquisition agent will coordinate opening of all escrows with direction from the Project Manager, <br />monitor same, assist the escrow company in obtaining additional documentation as necessary to provide <br />clear title to the City, supervise and review the closing of all escrows, and review all closing statements for <br />completeness and accuracy. <br />12. The Project Manager will prepare and deliver a written monthly progress report of the status of the <br />acquisitions. Paragon will be responsible for the accuracy of our work and promptly make any needed <br />revisions. <br />13. If absolutely necessary, the Project Manager will recommend condemnation action when negotiations <br />have reached an impasse. The required justification will be submitted in writing to the City, <br />14. Paragon will coordinate with the City's legal counsel, as required, to support the condemnation activities <br />until the Resolution of Necessity is adopted. Litigation support after the hearing for the Resolution of <br />Necessity is generally provided on a time and materials basis on call. <br />15. Paragon will obtain subordination agreements, and any other title clearance documents necessary. <br />Upon close of escrow, the original acquisition for file will be returned to the City. <br />16. Paragon will be available to assist the City with any file audits and return original files to the City. <br />17. Bilingual (Spanish) acquisition/relocation assistance services will be provided as needed. <br />18.
