Currently, the MacArthur Place District Center area is <br />developed with approximately 894,000 square feet of office uses, 20,000 square feet of retail space, <br />a 7 -story, 251 room DoubleTree Hotel and 346 for -sale and rental residential units. <br />Surrounding land uses include several office buildings to the north, the Hutton Center retail and <br />office development to the south, a parking structure to the east used by First American, and a mixed <br />use retail /residential project to the west, The Pinnacle Apartments (Exhibits 1 and 2). <br />MacArthur Place District Center (SD 43) <br />Project Description <br />The proposed project is a 284 -unit multi - family development consisting of three five -story buildings over <br />a podium parking garage. The applicant is processing a condominium map for the project, but it is <br />currently proposed to operate as an apartment complex, with units avaNable for rent. Access to the <br />project will be provided from First American Way with a service entrance provided from an existing <br />driveway located along the eastern edge of the project site. Due to the complex nature of the project, a <br />description of each of the project components is provided in more detail below. An analysis of each of <br />the project features will be provided in the Project Analysis section of the report. <br />
