contained in the rental agreement will be thoroughly explained and each tenant will <br />be provided a copy of the agreement. <br />A thorough move -in inspection of each dwelling unit by the Property Manager and <br />new tenant will be conducted. At this time both parties will sign a checklist of the <br />unit's condition. Written instructions will be provided to all tenants explaining the use <br />and care of all appliances, maintenance and service request procedures. <br />Orientation and orientation materials will be provided in the language of the tenant if <br />the tenant is not fluent in English whenever possible. <br />Community Building, Outreach and Engagement of Tenants <br />Tenants will be advised of the services and activities available on -site through flyers <br />posted on doors, monthly calendar of events posted in common areas, casual contact <br />with site staff in common areas, and a tenant council. Tenants will receive "Tenant <br />Handbooks" that provide information on local amenities, public transportation, on- <br />site activities and other "tips ". Although tenant participation in community activities <br />will be on a voluntary basis, the RSC will actively reach out to tenants on a weekly <br />basis in order to engage them in the services available. Service staff will also utilize <br />active tenants in reaching out to their neighbors (peer outreach). The RSC will spend <br />time in common areas each week to proactively develop relationships with tenants to <br />encourage them to access the services they may need. Social and educational <br />programs will be developed and implemented by tenants, staff, and volunteers to <br />foster community within the development and help tenants become comfortable with <br />the service staff. On -site activities facilitated by peers, property and service staff, and <br />volunteers may include movie nights, game nights, reading groups /book clubs, <br />spiritual groups, holiday celebrations, arts and crafts, field trips, cooking classes and <br />nutrition counseling, and anger management/non- violent conflict resolution classes. <br />At least once per month tenants will have the opportunity to participate in one or <br />more of these activities. Vista del Rio site staff will facilitate presentations by the <br />Santa Ana Police Department in regards to community oriented policy and security to <br />reinforce safety. Additionally, Vista del Rio site staff will facilitate introductions <br />between tenants and the local neighborhood councils, neighborhood watches, police <br />advisory boards, park advisory boards, community centers, recreation centers, and <br />community -based organizations and encourage tenants to seek out community <br />organizations and activities that interest them. <br />Community Meetings <br />Community meetings are scheduled on the same day and time each month. The <br />schedule will be based on the lifestyle of the apartment community so as to draw as <br />many participants as possible. Site staff, the PM and RSC are jointly responsible for <br />hosting the meeting, however the lead site staff is the PM. Community meetings are <br />a community building tool and a vehicle to empower tenants and to teach them to <br />Exhibit H - 31 - <br />
