PROJECT MANAGEMENT PLAN <br />49 | Page <br />The reasonable accommodation process starts at the site level when an applicant or <br />tenant makes an accommodation request. The property manager determines if the <br />request can be approved and accommodated at the property. If the request is approved <br />and can be accommodated at the property the property manager provides a written <br />response with a copy to the residential service coordinator or referring case manager. <br />If the property manager determines that the request should not be approved or <br />cannot be accommodated at the property, the property manager must send the <br />request to the 504 Coordinator for review and deposition. Only the Owner will be <br />authorized to deny a reasonable accommodation request. <br />Should the Owner determine that the request should be denied then the <br />tenant/applicant and the Mercy House Housing Stabilization Case Manager will be <br />invited to enter into an interactive process to determine other way to meet the <br />tenant/applicant’s needs. Mercy House and Solari staff will be trained to be aware of <br />when applicants might be in need of reasonably accommodative support and proactively <br />engage with Management to assure that the target population has equitable and <br />affirmative access to the available units. <br />2. Adaptability Features <br />At lease signing, all residents will receive a notice of consumer rights specific to <br />adaptability features available in each unit. <br />III. MAINTENANCE AND ACCESS <br />A. Identification of Maintenance Staff <br />All routine janitorial work will be completed by the on-site person employed by Solari. Any <br />supplemental or extraordinary janitorial work that is required will either be contracted out to <br />a private janitorial firm or undertaken by an employee of Solari and billed to the Project as an <br />additional expense. Maintenance work will also be done by an employee of the Solari and <br />billed to the project or contracted out to an outside contractor. Outside contractors will <br />generally be used for emergencies, unusual or specialized repairs, pool maintenance and <br />landscaping. Solari shall contract for work requiring a licensed contractor such as major <br />plumbing, electrical, or mechanical work. <br />3-62
