NEW CONSTRUCTION PROJECTS <br />• Compliance with all current codes, standards and ordinances is required. <br />REHAB / ACQUISITION / ON -GOING COMPLIANCE <br />• Compliance with all applicable codes (federal, state, and local) is generally required. Some pre- existing, <br />non - conforming conditions may be allowed as long as required permits were obtained and they meet the <br />minimum standards described below. <br />MINIMUM STANDARDS (REHAB / ACQUISITION / ON -GOING COMPLIANCE) <br />• All retaining walls shall be safe, sound and free of significant defects, damage or deterioration. <br />• Retaining walls shall be free of vertical and horizontal bulging and cracks. <br />• Retaining walls shall be free of settling and heaving. <br />Estimated Remaining Useful Life (ERUL) <br />• Retaining walls shall have an ERUL of at least five years. <br />• Housing projects consisting of 26 or more units are required to provide a capital needs assessment to <br />ensure that retaining walls will be maintained during the period of affordability. <br />ON -GOING COMPLIANCE <br />• Deficiencies that pose an imminent threat to public health or safety must be addressed immediately. <br />SITE <br />FENCING AND GATES <br />NEW CONSTRUCTION PROJECTS <br />• Compliance with all current codes, standards and ordinances is required. <br />REHAB / ACQUISITION / ON -GOING COMPLIANCE <br />• Compliance with all applicable codes (federal, state, and local) is generally required.
