• All electrical fixtures shall be approved for exterior locations. <br />• Exposed wiring shall be installed in rigid EMT pipe with compression fittings. <br />ON -GOING COMPLIANCE <br />• Deficiencies that pose an imminent threat to public health or safety must be addressed immediately. <br />EXTERIOR STAIRS, RAILINGS AND LANDINGS <br />NEW CONSTRUCTION PROJECTS <br />• Compliance with all current codes, standards and ordinances is required. <br />REHAB / ACQUISITION / ON -GOING COMPLIANCE <br />• Compliance with all applicable codes (federal, state, and local) is generally required. Some pre- existing, <br />non - conforming conditions may be allowed as long as required permits were obtained and they meet the <br />minimum standards described below. <br />MINIMUM STANDARDS (REHAB / ACQUISITION / ON -GOING COMPLIANCE) <br />• Exterior stairs and railing shall be safe, sound and free of significant defects, damage or deterioration. <br />• Wood stairs and railing shall be free of rot, infestation and deteriorated paint. <br />• Iron stairs and railing shall be free of damage or deterioration including but not limited to rust or peeling <br />paint. <br />• Stair riser heights and tread depths shall be relatively uniform. <br />• Stair treads shall be sound and as level as possible. <br />Damaged or deteriorated paint shall be evaluated for the presence of lead and the control of lead -based hazards <br />in housing built before 1978. <br />ON -GOING COMPLIANCE <br />Deficiencies that pose an imminent threat to public health or safety must be addressed immediately. <br />GARAGES, CARPORTS AND OUTBUILDINGS <br />NEW CONSTRUCTION PROJECTS <br />• Compliance with all current codes, standards and ordinances is required. <br />REHAB / ACQUISITION / ON -GOING COMPLIANCE <br />• Compliance with all applicable codes (federal, state, and local) is generally required.
