NEW CONSTRUCTION PROJECTS <br />• Compliance with all current codes, standards and ordinances is required. <br />• The use of Energy Star labeled doors is required. <br />REHAB / ACQUISITION / ON -GOING COMPLIANCE <br />• Compliance with all applicable codes (federal, state, and local) is generally required. Some pre- existing, <br />non - conforming conditions may be allowed as long as required permits were obtained and they meet the <br />minimum standards described below. <br />• The use of Energy Star labeled doors is required for doors that are being replaced. <br />MINIMUM STANDARDS (REHAB / ACQUISITION / ON -GOING COMPLIANCE) <br />• All exterior doors shall be safe, sound, weather -tight and free of significant defects, damage or <br />deterioration. <br />• Door jams shall be free of significant damage including dry rot, water damage and termite damage. <br />• All hardware shall be functioning properly. <br />• Sliding glass doors shall be equipped with tempered glass. <br />• Illegal or inoperative security bars shall be removed. <br />• Wood surfaces shall be free of damaged or deteriorated paint. <br />Damaged or deteriorated paint shall be evaluated for the presence of lead and the control of lead -based hazards <br />in housing built before 1978. <br />Estimated Remaining Useful Life (ERUL) <br />Exterior doors shall have an estimated remaining useful life of at least five years. <br />Housing projects consisting of 26 or more units are required to provide a capital needs assessment to <br />ensure that the doors will be maintained during the period of affordability. <br />ON -GOING COMPLIANCE <br />• Deficiencies that pose an imminent threat to public health or safety must be addressed immediately. <br />BUILDING EXTERIOR <br />WINDOWS <br />NEW CONSTRUCTION PROJECTS <br />• Compliance with all current codes, standards and ordinances is required. <br />• The use of Energy Star labeled windows is required. <br />REHAB / ACQUISITION / ON -GOING COMPLIANCE <br />• Compliance with all applicable codes (federal, state, and local) is generally required.
