As part of the development process, the Public Works Agency reviewed -the <br />project and did not identify the need for any traffic mitigations.. Finally, adequate traffic systems and <br />controls are found in the vicinity of the proposed project that will mitigate any potential impacts, If <br />any should arise'. <br />Tentative Parcel Map <br />Lastly, the applicant is requesting approval of a tentative parcel map to subdivide the development, <br />site into two lots. Tentative parcel map requests -are governed by Section 34-119 through 34318 of <br />the SAMC. Tentative parcel map requests.may be granted when it can be shown that the projectjs <br />consistent with all elements of the General Plan, conforms -to all zoning and subdivision codes, is <br />physically suitable for the type and density, of the project, will not cause substantial environmental <br />damage or avoidably injure fish. and wildlife or.their habitat, will not cause serious public health <br />problems,'and will not conflict -with easements necessary for public access through or use of the <br />property. <br />Based on a review of the tentative map by the Planning Division and Public Works Agency, the <br />project has been designed to be in compliance with the applicable'development standards found in <br />Chapters 34 (Subdivision) and 41 (Zoning) of the Santa Ana Municipal. Code and with the applicable. <br />SD -69 zoning document; and also in compliance with all applicable state codes. <br />The project will promote a development suitable for the site, will, through the construction of the <br />proposed public improvements_, contribute to the enhancement of a portion of the city, and no <br />environmental or fish or wildlife impacts will occur from this project, as the project site is not located <br />within any known fish or wildlife populations. The <br />project site has no value as habitat for endangered, rare or threatened species; 4. <br />Approval .of the project would not result in any significant effects relating to traffic, noise, <br />air quality, or water duality; and 5.
