(g) A 30-foot utility easement between Plaza Drive and <br /> Bristol Street in the area designated as the common <br /> driveway between J. C. Penny Store and Winmar Company. <br /> <br />Furnish the Department~of Public Works for their approval the <br /> following: <br /> <br />(a) <br /> <br />A sewer study showing the proposed extension of all <br />trunk sewer facilities through this entire area including <br />the area north of MacArthur Boulevard. (Sanitation Dis- <br />trict ~7 for approval) <br /> <br />(b) <br /> <br />A runoff study by a civil engineer based on a storm of a <br />ten year frequency. Show existing and proposed <br />facilities and methods of draining this area and <br />tributary areas without exceeding the capacity of any <br />street, on-site or off-site. <br /> <br />(c) <br /> <br />A final grading plan and an on-site drainage flow plan <br />showing the direction of flow to the adjacent streets <br />when this property is developed. Plan is to include <br />existing and proposed elevations at the property lines. <br /> <br />6. Provide street easements for: <br /> <br />(a) <br /> <br />MacArthur Boulevard for a width of 52 feet from centerline <br />to property line, plus extra width near the Bristol <br />Street intersection as shown on a plan on file with the <br />Public Works Department. (See condition 2a above). <br /> <br />(b) <br /> <br />Bristol Street for a width of 60 feet from center line to <br />property line. A 10-foot wider width including a <br />variable transition width will he required where <br />deceleration lanes are requested. <br /> <br />(c) <br /> <br />Plaza Drive for a width of 30 or 37 feet from center line <br />to property line.and a~ necessary to conform to condition <br />(2b) above. See plan on file in Public Works. <br /> <br />(d) Sunflower Avenue for a width of 60 feet center line to <br /> property line. <br /> <br />(e) <br /> <br />Spandrels with a 25-foot radius: at the northwest corner <br />of Sunflower Avenue and Bristol Street, at the southwest <br />corner of MacArthur Boulevard and Bristol Street and at <br />the southeast corner of MacArthur Boulevard and Plaza <br />Drive. <br /> <br />(f) <br /> <br />Vehicular access rights for MacArthur Boulevard, Bristol <br />Street, Sunflower Avenue except at approved driveway <br />openings. <br /> <br />(g) <br /> <br />A utility easement to City, 30 feet wide, between Bristol <br />Street and Plaza Drive approximately 1000 feet north of <br />center line of Sunflower Avenue. <br /> <br />Submit street improvement plans by a civil engineer for <br /> MacArthur Boulevard, Bristol Street, Sunflower Avenue <br /> Plaza Drive. (See City plans 1-13-8 and 17-44). (All <br /> elevations to be on 1958 Orange County Survey Datum.) <br /> <br />and <br /> <br />8.
