The project <br />redistributed land uses along Bristol Street. Any anticipated displacement of <br />business and rasidencea is considered to be a result of the ~treet widening <br />action, The project provides the potential for the contiauetlOn ur replacement <br />of a number of businesses displaced by the Street Widening project and provides <br />Il lots for Single family residences. <br /> <br />Housin~ <br /> <br />The project itself will not create any additional demand for housing or affect <br />existing housing. The employment-generating level proposed in the plan is <br />below what currently exist in the area, so buildout of the plan will not create <br />additional demand for housing. In addition, the plan will create parcels for <br />eleven new residences, thus providing some mitigation for housing impacts <br />related to the Street Widening project. <br /> <br />Public Services <br /> <br />Together, the reduction in land use intensity and the concentration o£ <br />development near major intersections will have a positive effect on public <br />services, The decreased land use intensity, particularly the reduction in <br />residential uses, will result in a decrease in service calls to police and <br />fire. The concentration of development near major JflterSectJons should <br />facilitate emergency access for fire and police. No new demand for schools Or <br />parks would be generated by the project. The open space and landscaping <br />proposed by the project would resull in an increase in maintenance duties for <br />the City, but the City is prepared for this increase in services and does not <br />view it as a significant impact, <br /> <br />~Dergv <br /> <br />The reduction in land use intettsity that will occur under the specific plan <br />will propordonalely reduce the amount of energy used to support existing <br />uses. Tho amou'nt of energy used In construction and landscaping activities <br />would be relatively small, and not result in significant energy impacts. <br /> <br />Vtilities <br /> <br />The reduction in land use intensity that will occur under the specJ£i~ plan <br />will reduce demand for sewer, water, solid waste, gas, and electric services <br />within the project area. The project will also not require alterations or <br />upgrades of any existing systems, The relocation and/or undergrounding of <br />overhead electric and telephone lines, and the relocation of some other utility <br />lines are already planned as part of the street widening project, <br /> <br />Aesthetics <br /> <br />The proposed project will have e significant beneficial effect on lhe ,,esthetic <br />character of the planning area, The specific plan will provide extensive <br /> <br />lO <br /> <br />il <br /> <br /> <br />
